Parcela je padala prema zapadu, prošarana stoljetnim maslinama čije smo položaje izmjerili prije nego što je nacrtana ijedna linija. Umjesto da raščistimo teren, kuću smo uvukli među stabla — tlocrt se savija oko triju najstarijih maslina, a terasa ih obuhvaća kao da su oduvijek bile dio doma. Tako je zadržan zreli krošnjati sklop koji ljeti hladi, a zimi propušta nisko sunce. The plot fell away to the west, scattered with century-old olive trees whose positions we surveyed before a single line was drawn. Rather than clear the site, we drew the house in among the trees — the plan bends around the three oldest olives, and the terrace wraps them as though they had always belonged to the home. The mature canopy was kept: it cools in summer and lets the low winter sun slip through.
Nosivu priču vodi tradicionalni istarski kamen, slagan u suho lice koje nastavlja jezik okolnih suhozida. The structural narrative is carried by traditional Istrian stone, laid in a dry face that continues the language of the surrounding dry-stone walls. Against the stone we set refined exposed concrete slabs and warm solid oak across floors, joinery and built-in furniture. The materials age together: the stone darkens, the oak gains patina, the concrete stays a calm frame. Nothing is cladding for effect — each layer is both structure and finish.

The ground floor is open: living room, kitchen and dining flow in a single gesture toward large sliding glass planes that vanish into the wall. When opened, the boundary between interior and the stone terrace with its pool dissolves entirely, and the sea becomes an extension of the room. The upper floor is deliberately set back — its cantilever casts a deep shadow over the ground-floor glass, guards against summer overheating, and gives the sleeping wing privacy and a quiet frame above the treetops.
Izazov je bio spojiti maksimalnu prozirnost prema moru s energetskim razredom A na izloženoj, vjetru otvorenoj padini. Bunarska voda navodnjava maslinik, a fotonaponski niz na povučenom dijelu krova pokriva većinu godišnje potrošnje. The challenge was to reconcile maximum transparency toward the sea with an A energy rating on an exposed, wind-swept slope. We solved it in layers: orientation and the cantilever for passive shading, triple glazing with a low-emissivity coating, the thick thermal mass of stone and concrete that smooths daily temperature swings, and an air-to-water heat pump tied to underfloor heating and cooling. Well water irrigates the grove, and a photovoltaic array on the set-back roof covers most of the annual demand.
