Parcela je strma, uska i izložena — tipična opatijska situacija na kojoj se lako zgriješi prevelikim, samodopadnim volumenom. Naš je odgovor bio suprotan: malu stambenu zgradu s pet apartmana razložili smo na terasaste etaže koje slijede prirodni pad terena prema moru, tako da se nijedan kat ne nameće susjedima ni šetnici ispod. S ulice zgrada djeluje niže nego što jest; tek se s mora otkriva kako se nizovi terasa spuštaju jedan ispod drugoga, svaki sa svojim komadom horizonta. The plot is steep, narrow and exposed — a typically Opatijan situation where it is easy to err with an oversized, self-satisfied volume. Our answer was the opposite: we broke the small five-apartment building into terraced storeys that follow the natural fall of the land toward the sea, so that no floor imposes itself on the neighbours or the promenade below. From the street the building reads lower than it is; only from the water does it reveal how the rows of terraces step down one beneath the other, each with its own slice of horizon.
Povijesni kontekst rivijere tražio je suzdržanost. Umjesto da imitiramo secesijske vile uz šetnicu, posegnuli smo za njihovim mjerilom i ritmom: visoki, uski otvori, duboke špalete koje love sjenu, te svijetla mineralna žbuka boje obližnjeg kamena. Pročelje je diskretno, gotovo tiho — niz vertikalnih lamela od termички obrađenog jasena filtrira pogled i poslijepodnevno sunce, a navečer zgradu pretvara u meku, toplu rešetku svjetla nad uvalom. The historic context of the riviera demanded restraint. Rather than imitate the Secession-era villas along the promenade, we borrowed their scale and rhythm: tall, narrow openings, deep reveals that catch shadow, and a pale mineral render in the colour of the nearby stone. The façade is discreet, almost quiet — a screen of vertical thermally-treated ash louvres filters the view and the afternoon sun, and at dusk turns the building into a soft, warm lattice of light above the bay.
Iznutra, svaki je apartman organiziran oko jednog poteza: ulaz, kuhinja i dnevni prostor otvaraju se prema jugozapadu i puštaju more da bude glavni materijal interijera. Podovi su od svijetlog hrasta, plohe u prirodnoj žbuci i mat kamenu, a stolarija po mjeri skriva tehniku tako da prostor ostaje miran. Terase nisu dodatak nego soba više — natkrivene konzolom gornje etaže, koriste se gotovo cijelu godinu, a zimzelena loza na pergolama s vremenom će zatvoriti vezu s vrtovima susjednih vila. Inside, each apartment is organised around a single gesture: entrance, kitchen and living space open to the south-west and let the sea become the principal material of the interior. Floors are pale oak, surfaces are natural render and matte stone, and bespoke joinery hides the services so the rooms stay calm. The terraces are not an add-on but an extra room — sheltered by the cantilever of the floor above, they are usable for most of the year, and evergreen vines on the pergolas will in time close the link to the gardens of the neighbouring villas.
Najveći izazov bio je spojiti suvremeni standard stanovanja s poštovanjem prema zaštićenom mjerilu ulice i zahtjevnom temeljenju na klizištu sklonoj padini. Riješili smo ga pažljivim usijecanjem u teren — donje etaže i parkiralište skriveni su u kosini, čime je smanjen vidljivi volumen i istodobno dobivena termička masa koja stabilizira temperaturu. Dizalice topline, trostruko ostakljenje i mehanička ventilacija s rekuperacijom svaki apartman drže u visokom energetskom razredu, a sustav odvodnje i sidrenja temelja projektiran je u suradnji s geomehaničarima da padina ostane mirna i nakon najobilnijih jesenskih kiša. The greatest challenge was to reconcile a contemporary living standard with respect for the protected scale of the street and a demanding foundation on a landslide-prone slope. We solved it by carefully cutting into the terrain — the lower floors and parking are tucked into the incline, reducing the visible volume while gaining thermal mass that stabilises temperature. Heat pumps, triple glazing and mechanical ventilation with heat recovery keep each apartment in a high energy class, and the drainage and foundation-anchoring system was engineered together with geotechnical consultants so the slope stays settled even after the heaviest autumn rains.
